No.1 Margarets Buildings is a superbly designed ‘eco’ house being one of a pair of houses completed last year. It has been constructed to a high level of specification and provides open plan contemporary living over three floors. It also has the benefit of a self-contained studio apartment with separate access, which has been let to provide a very attractive income.

There is extensive storage throughout. The materials used and attention to detail found in the property is extremely high including Bang & Olufsen cabling, wet and dry vacuum ducts and electric motorised curtain tracks and Vola taps throughout. Coupled with this the eco credentials of the building make the property extremely cost effective to run, the Generation tariff with Good Energy is 48.06p per kw fixed for 25 years.

On entering the property there is a very well planned entrance hall with floor to ceiling bespoke joinery providing space for coats and a cloakroom with wc and wash hand basin. This leads through into a bright and airy open plan kitchen and sitting/dining room. In the sitting room there are bespoke wall cupboards with floor units below and remote controlled contemporary gas fire. Glass sliding doors open onto the garden, which is tiled and makes a superb entertainig space. The kitchen is well fitted with a range of wall and floor units by Dada with Siemens appliances throughout including oven, hob, combination mircrowave, dishwasher, fridge and separate freezer. There is also a study area just off the kitchen overlooking All Saints Place.
A beautiful cantilevered oak staircase leads to the first floor where there are two bedrooms, one with an en suite shower room, both with Interlubke fitted wardrobes. There is also a family bathroom on this floor. The first floor living room has sliding doors opening onto the large balcony with views over the garden. On the top floor there is a stunning master bedroom with double pitched ceiling, excellent wardrobes and en suite shower room.
There is a first floor self contained studio which has separate access from street level but also can be accessed via the first floor balcony. It has an open plan kitchen/living room and en suite shower room and would make a very useful rentable studio flat or extra accommodation for the main house.

Outside
There are attractive low maintenance garden which is secluded and well designed. There is a studio/office which again could be used as a home office or games/cinema room, which has been fully wired for surround sound. Between this room and the house there is a garden store. To the front of the property there is a small paved area and to the side there is off street parking for several cars.

Energy Conservation and Sustainability

The fabric of the building and the installed alternative energy systems are designed to complement each other and to take maximum advantage of the available solar energy and passive solar gain.

The walls at ground floor level are in high density concrete to provide passive thermal storage and the ground and first floors are screeded to contain the underfloor heating pipes and, again, to provide passive thermal storage. Walls to the first and second floors and the roofs/pitched ceilings are in highly insulated ‘structurally insulated panels’ (SIP’s). The structure of the upper floors is 85% insulation.

The roofs are finished with photovoltaic panels and solar thermal panels. With high levels of insulation and low heat loss, heating using electricity becomes economic, particularly with the introduction of PV’s, used directly in heating the building and/or sold to the local electricity supplier.

Underfloor heating operates most effi ciently and comfortably at low temperatures and air source heat pumps are most efficient in providing low temperature hot water perfectly suited to satisfy these requirements. Domestic hot water for use around the home needs to be much hotter and the solar thermal panels provide very hot water directed to a combined cylinder to top up the temperature as required.

The installed systems will provide up to 70% of the energy requirements of the building throughout the year and during the night time stored heat is released slowly from the walls and floors and when required the system is backed up by immersion heaters.

Both sets of roof mounted collectors do not need sunlight to generate energy and as such they are defined as ‘daylight’ collectors and will operate even when the sky is overcast.

Energy use is automatically monitored and controlled and the combined systems are guaranteed for up to 30 years.
