This part of the property is not currently habitable. Entering the house via the front door you are greeted by a welcoming entrance hall, which to the left hand side leads to a double reception room running from front to rear of the house. The room is filled with light and you are immediately struck by the views across to Hodshill. There are charming box bay windows with shutters and to the eastern side there is a secondary front door with its own inner lobby. The room has an attractive marble fi replace with a gas Jetmaster fire.

To the rear of the main hall is a downstairs cloakroom. There is a door beneath the staircase which leads to the cellar and a door to the right hand side leads through to a good sized dining room with built-in cupboards and a large window gives delightful views of the front garden. A door leads to the kitchen, which has a range of fitted units, an Aga and washing machine. This leads on through to an excellent utility area with flagstone flooring and a charming built-in dresser base. A further door takes you out to the front garden and a second door leads through to the attached garage. A doorway to the rear of the garage takes you down several steps and into Priory Cottage. This currently requires complete modernisation and, as such, is really just a shell awaiting renovation. It is, however, extremely charming and could provide an excellent guest wing or somewhere for a home office. It currently consists of one open plan room downstairs and two rooms on the first and second floors. There is a beautiful Georgian stone fireplace on the ground floor.

First Floor

There are four bedrooms on the first floor: The master bedroom and bedroom 2 share a “Jack and Jill” shower room and, in addition, there is a further family bathroom. All the bedrooms have built-in cupboards and there is an excellent double wardrobe on the landing. A door from the landing leads up to a superb attic space, which essentially consists of a central hall or room with two rooms to either end. One room has a beautiful Gothic window with terrific views to the south. The whole attic area could be easily upgraded, if further bedrooms were required.

The cellar is an excellent space and currently has a well loved and used workshop. There is a very useful glazed door giving access straight out to the garden

Externally

The gardens are really very attractive and wrap around the majority of the house. The views from the rear garden are superb and there are a number of well-tended and stocked borders that run along the garden walls. The front garden has a charming gate with harp motive inlaid and leads to a beautiful circular pond and to the front door. The whole sense of the gardens is particularly pleasant.

To the side of the house there is a single garage. To one side of this is a pathway leading down to several cottages and Priory Cottage is found on your left hand side. There is a very small pathway to the front, but no garden.
