Description

No. 9 has been the subject of a complete refurbishment and offers a wonderful opportunity for a purchaser to enjoy a fully modernised house which has been sympathetically restored to a very high standard. The house has been completely re-wired and re-plumbed and all the sash windows have been refurbished.

The house has a fine level of period features including many original working shutters, period cornicing and fireplaces and fine stripped pitch pine flooring. We would comment that the house is one of the most beautifully presented that we have seen for some time.

Entering the house via the front door you are greeted by an entrance hall, to the rear of which there is space for hats and coats. To the left, the first room is a cosy sitting room or snug, which has an attractive fireplace with original fitted cupboards to either side. There is an unusual and rather lovely sliding vertical shutter that is encased in the sash window. To the rear of the house is the wonderful kitchen with views over Royal Victoria Park and the Approach Golf Course. The hand built kitchen is attractively presented with a green paint finish and beautiful granite worktops. A good sized island houses a sink and dishwasher. There is space for a range cooker within a fine ashlar stone surround and also room for an American style fridge. The flooring throughout the ground floor is stripped pine and the triple sash windows have charming balconettes, ideal for small planters.

From the hall, a staircase rises to the half landing with useful cloakroom and at first floor level, by the drawing room, is the original butler’s serving table. The drawing room and withdrawing room are of particular note - the views over the park are, again, very special and there are two fully working fireplaces, one of which has a very fine Georgian marble surround. Up from here, on the half landing, is a useful utility room, which could alternatively be used as extra storage as there is plumbing for a washing machine at garden level.

On the second floor, the landing has a good sized linen cupboard and a door leads to a beautiful master bedroom with its own bathroom. The bathroom has a charming feel with cast iron roll top bath, an attractive shower enclosure with marble tiling, a pretty fireplace with cupboards to both sides and further excellent and unusual sliding shutters for privacy, which on this occasion are horizontal.

On the top floor of the house are three bedrooms, two of which are very spacious doubles and one a smaller double. A well fitted family bathroom with travertine tiled walls and flooring completes the family accommodation.

From the front door, steps internally take you down to the garden level. Here are two excellent rooms which can be used as extra bedrooms. Currently one is utilised as a very comfortable study - this is to the garden side and has a wood burning stove set in a beautiful ashlar surround which would have housed the original range cooker for the house. A secret door set within a bookcase leads through to a good sized store room, excellent for storing wine. The front room is set out as a bedroom and really makes a lovely room, which is surprisingly bright. Off the hallway is a tanked vault, plumbed to provide a utility and tiled with travertine. This leads through to a further vault which has been designed as a complete wet room again tiled floor to ceiling in travertine stone. A door in the lobby leads out to an external vault, ideal for bin storage.

From the lower hall, a door leads down to a sub-basement room (with small window) which provides an exercise room. Again, this area has been completely tanked and the floor is tiled in travertine.

OUTSIDE

From the lower level hallway a door leads out to the very pleasant, west facing garden. Mainly laid to lawn, there is a pennant stone pathway and terrace which leads to the garage at the back of the garden. To the side of the garage is one parking space and a further car can be parked in front of the garage.
