Court Farm is a very fine double fronted Grade II listed house, the oldest part dating back to the early 1700s and it is believed to occupy the site of the oldest house in the village. Throughout the house there are a wealth of delightful features including flagstone floors, beams, fireplaces, indow seats and working shutters. The present owners have undertaken improvements with great ttention to detail and have very much retained the character of the property.

Entering the house, you are greeted by a fine panelled hallway with oak floor and staircase rising to the first floor. To the rear of the hall there is a pair of half glazed doors with views through to the garden. The house is double fronted and to the left of the hallway there is a well proportioned
drawing room with flagstone floor, Bath stone fireplace with stone hearth and window seat. A half glazed door leads directly into the dining room.
This is a lovely room with views over the garden and fitted cupboards with glazed fronts providing excellent storage for crockery. To the right
of the hall there is a beautifully panelled sitting room with stone fireplace and hearth flanked by fitted bookshelves and further fitted bookshelves
on the wall opposite. The breakfast room has flagstone floors with glazed door onto the garden and a raised fi replace with log store below. The kitchen leads directly from the breakfast room and has been well fitted with wall and floor units. From here, a door leads to the second kitchen, a very useful room fitted with cupboards and shelving, incorporating a cool larder with wine storage and a slate shelf for fruit and cheese, together with Belfast sink, Bosch dishwasher and electric oven with gas hob. A small lobby takes you through to the utility room, which is plumbed for a washing machine and dryer. There are fitted cupboards, a wooden worktop and door to the garden. The rear hall and boot room leads to a cloakroom, to the left with a wc and cupboard housing the boiler and straight on to the study/office, which provides a great working space and has a fireplace fitted with wood burning stove. There is a further office accessed from a staircase externally which, subject to necessary consents, could be incorporated into the house.

The elegant staircase with oak balustrade takes you up to the first floor landing, which is double aspect and has a great sense of space with original timber floor boards and part panelled walls.

The master bedroom has a fireplace, oak beam and fitted wardrobes. Bedroom 2 also has an excellent range of fitted wardrobes and a fireplace. There are two further bedrooms on this floor together with a family bathroom and a wet room.

On the second floor there are two very good sized bedrooms, a family room and a useful attic.

Court Farm is approached via a driveway shared with the neighbouring property. This leads to a five bar gate which takes you into the private yard with parking and access to the garage and rear of the house. A wrought iron gate opens into the pretty front garden with stone path up to the front door. The front garden is mainly laid to lawn with attractive herbaceous borders, shrubs and mature trees including a yew, reputed to be several hundred years old.

There is a most unusual thatched folly, originally a 19th century cider house, situated to the left of the house in the front garden, together with a working well. The rear garden is private and secluded and has been attractively landscaped with beautifully kept borders and trees including a specimen mulberry tree, prunus, birch and specimen cobnut. Gingko and atlantic cedar. There are also over 50 different species of roses. An attractive paved terrace with gazebo provides the ideal spot for barbecues. A vegetable garden with raised beds and a fruit cage, all beautifully maintained, together with a greenhouse and shed are
situated to the rear.
