The Gables is a superbly presented family home. Our client has over recent years refurbished the house with an eye for detail and quality of finish which is likely to be well-regarded by a discerning purchaser. The house sits in an unusually private plot, given that it is in the heart of this highly sought-after Wiltshire village. The gardens and grounds are of particular note and extend to approximately one acre. In addition, the property has an excellent range of covered car port parking, an ancillary one bedroom cottage and a separate studio room, currently used as a gym.

Entering the house via the front door, there is a charming entrance porch leading into a cosy reception room which provides a lovely snug for the winter. The inglenook fireplace and woodburning stove set the scene perfectly. There is an abundance of timber beams and stone mullioned windows which complete the period charm.

To your left side is a wonderful dining room with oak timber flooring and another delightful open fireplace. Below the window is an attractive seat surrounding which is tongue and groove panelling.

On the right side of the snug is an elegant drawing room which feels very bright and airy. To one end is a fine ashlar stone fireplace which is attractively flanked by bespoke joinery bookshelves with cupboards below. On from here you find a well-situated study with fine views of the garden; it has an excellent range of bespoke joinery bookshelves with cupboards below. Leading on, you come to a lovely sun room which provides an ideal spot to sit and have morning coffee. This in turn leads you back to the staircase - one way looping round to the snug and to your right onto the kitchen, utility room and downstairs cloakroom. The utility room again is very nicely finished with bespoke cupboards, a granite worktop and sink. In one tall cupboard is the pressurised water cylinder and to the left of this is the oil fired boiler.

The kitchen really is very special and combines with a generous scale breakfast room giving you a superb feeling of modern living, but with a fine traditional feel. The Smallbone kitchen is of a very high quality and combines a peninsula breakfast bar and separate built-in Welsh dresser. The kitchen is fitted with good quality appliances that include a Fisher and Paykel large scale fridge-freezer, Miele dishwasher and Britannia range cooker. There is remote controlled lighting at floor and ceiling level. The room has an amazing level of light and there are two pairs of French doors giving easy access to the garden for summer drinks and BBQs.

Upstairs the house continues to impress. As you reach the top of the staircase you are struck by the level of light through the floor to ceiling feature window. The first bedroom you find is the master which is double aspect. There is a long wall of fitted wardrobes with steps in the middle which lead up to a very attractive en suite bath and shower room. Of particular note are the Corian surrounds to both the bath and vanity unit with hand basins and a curved, tiled shower enclosure.

On from here the wide landing gives access to two further double bedrooms. The furthest end one makes an excellent guest suite and is fitted with a further wall of bespoke wardrobes and a fantastic wet room with central shower, pebble style flooring and a timber clad end feature wall. To the other end of the house are two charming children’s bedrooms with eaved ceilings and built-in wardrobes.

Externally

As you approach the house from the lane, automated iron gates open to an expansive driveway with an attractive stone coloured composite finish. There are essentially three elements to the outbuildings. Firstly, a triple car port fitted with a high quality electric charging point by Anderson; the building has been reroofed and rendered recently. To the left of these bays are two very handy enclosed garages, ideal for garden machinery storage, as well as for storing bikes and family gear. To the other end of the building is a bin store.

At the other end of the drive is a beautiful, detached stone building which our client uses as a gym.

From the drive, there is an ornate archway with a pair of grand iron gates that lead through to the front of the house. On your left is a brilliant annexe which has a fitted kitchenette, wet room, small sitting room and mezzanine level currently used as a sleeping area.

The gardens are fantastic and wrap all the way round the house. There is a pretty, clematis-clad wishing well to the front of the house. A dry stone wall loops round to the kitchen, above which there are various areas of the garden to enjoy. Up at the top there is a very well planted perennial border and there are many fine trees in the garden including several cherries, apple trees and a lovely Lilac, to name but a few. Tucked away in one corner is a composting area and on a different boundary there is a well-hidden oil tank. In the far corner a lockable gate leads onto Ivy Lane giving excellent access to local footpaths. Nearer the house and outside the kitchen is a lovely paved terrace and there is a Hydropool hot tub. A five-bar gate from the driveway gives excellent access to the garden. The garden has been dog-proofed with discreet fencing all around.
