No. 37 is a beautiful, detached Edwardian residence which has been a much-loved family home. It has a superb accommodation over four floors exceeding 4,500 sq. ft. and there are some fine retained period features. The gardens and setting are lovely and there is both garaging and off-street parking. The views from the upper floors are particularly of note.

Entering the house via the front door, you are immediately struck by the sense of space and light throughout. A lobby, ideal for coats and shoes, leads through to a useful cloakroom. There is charming original blue Edwardian tiling. The main hall leads through the whole of the centre of the house and has a beautiful mosaic style floor with central motif.

To the front is a grand dining room with period fireplace and views from the square bay over the front gardens. There are wonderfully deep period skirtings and old cast iron radiators.

Across the hall you find the drawing room, another superb room which has a period ceiling rose and frieze running around the room. There is a marble corbel fireplace with open fire and another bay window to enjoy the views over the garden and beyond.

An excellent snug or cosy tv room adjoins the dining room, which has the turreted section incorporated, making it fun and there is a Jetmaster open fire for warm winter nights.

At the far end of the hallway is a wall of original housekeeping cupboards. There is a door to the lower ground which leads through to a generous size kitchen. There is a range of cream painted units with granite worktops, a Smeg range cooker with ceramic hob and a free-standing dishwasher. To one end is a built-in tall dresser and a door leads through to a pantry, where there is room for an American style fridge.

A door in the hall leads you down to the lower ground. A central hall with attractive terracotta chequerboard leads, on your left, through to a fabulous garden room or playroom; a large space, ideal for families. There is a part glazed door straight out to the garden.

Off the hall to the front of the house are two storerooms, one is very large and provides excellent space for a wine cellar and further storage. In addition, a walk-in boiler room houses the Worcester boiler. There is also a shower room and a large utility room, which is set up as a secondary kitchen.

It should be noted that the lower ground can quite easily be organised as a self-contained flat, as there is a back door to the side of the house for easy access.

Upstairs, on the first floor landing, you pass a very fine, stained glass, period window. The landing has a great feeling of space and light with four bedrooms set off it. The master bedroom is of a very generous scale and has built-in cupboards either side of the bed. There is a doorway through to Bedroom 2 which has the delightful turreted section. To the rear of the house two bedrooms have fantastic views north across the city and up to Beckford’s Tower. Two individual family bathrooms are set at the eastern end of the landing, completing what some will find as near perfect family accommodation.

On the top floor there are two further attic bedrooms which are both good-sized, one of which has a pretty fireplace. The one facing the rear of the house has incredible views. A further room, currently used as storage, could perhaps make a good bathroom.

Externally

To the front of the house there is a lawned area which is flanked by some well-stocked borders; the peonies are particularly fine. An iron gate entrance and pathway lead up to the front door. To the western side there is driveway parking for several cars and a good-sized double garage with timber sliding door. A gate leads through to a side yard and there is vegetable patch at the rear of the garage. To your right, a back door leads into the lower ground floor area of the house. A useful garden store, accessed externally, adjoins.

The rear gardens are mature and stocked with some fine shrubs, mixed hedging and trees set around an attractive lawned area, ideal for families. Straight off the house is a good-sized gravel area with some flower beds beneath. All in all, lovely gardens.
