The situation of the property is really quite exceptional and includes two further cottages which are run as a highly successful holiday business, but could also provide excellent additional family accommodation for guests or extended family. The package is very unusual and includes some wonderful paddocks for horses with a total of seven stables. There is also a fine woodland walk along a stream that runs through the grounds. The property, whilst being rural, is within very easy reach of Bath.

The Main House

Entering the house via the front door, you are greeted by a very pleasing central hall which is characteristic of the layout of a double fronted house. To your left is a charming study with views over the front gardens. This room, like the majority in the house, has sash windows and an attractive fireplace with gas fire. To the rear of the hall, on your left, is a beautiful dining room with French doors out to the side garden and feature fireplace consisting of a dressed ashlar surround with glass encased gas fire. Along with the drawing room, the dining room has very well thought through recessed sliding doors which allow for a very pleasant open aspect. In the main hall there is a doorway under the staircase which leads down to a former cider cellar which has been converted to a superb snug with a window and French doors to the garden. The drawing room has fine flagstone floors and is a double reception room, ideal for entertaining. There are two fireplaces, one with a Jetmaster inset, the other with a wood burning stove.

On from the hall is a rear hallway, ideal as a boot room. It has a door to both the side of the house and into an attractive inner courtyard; a perfect spot for morning coffee. Through from here you enter the fine country style kitchen/breakfast room which has been thoughtfully designed. The room has a vaulted ceiling giving a great feeling of volume. To one end is a Nobel range cooker powered by oil. At one end of the kitchen a door leads through to a downstairs cloakroom and out to the garden. To the other side of the kitchen is a superb utility area/pantry and laundry room.

On the first floor there are two principal bedrooms to the front of the house, both with fine views across the gardens and land owned by the house. The master bedroom has its own shower room and very well fitted walk-in dressing room. Both Bedrooms 2 and 3 have very attractive exposed stonework and period fireplaces. There is also a very well fitted family bathroom with roll top bath and separate shower cubicle.

Cider Press Cottage

To the side of the house and enjoying its own vehicular access from the lane is Cider Press Cottage: A really very attractive cottage with gothic style windows to the front and presented in excellent order. Entering the cottage via the front door is an open plan sitting room/kitchen which works really well. There is a wood burning stove and generally the whole feel is charming. Stairs take you up to a half landing where French doors lead out to a very well designed and laid out private garden. Stairs lead up to two double bedrooms and a family bathroom.

Pheasant Cottage

Converted most recently in 2018, this is a superb addition to the overall package. A large glazed feature window to the side of the house gives amazing views down the valley. The open plan living space is fantastic with a well fitted kitchen open to the sitting room. There is limestone flooring with under floor heating throughout. A good-sized double bedroom and en suite shower room complete the accommodation.

Externally

Around the house the owners have designed a number of perfect seating areas in which to enjoy the open countryside and the sun as it moves around the house. These landscaped areas have been beautifully laid out with attractive Bath stone walling and stone paved terraces; this makes the house feel very much at one with the attractive gardens and fields beyond.

There is a very well planted garden to the front of the house which is lawned and flanked by herbaceous and perennial borders. The gardens continue down to a beautiful and recently built timber bridge. There is a copse on this side of the river and a beautiful walk down through some ancient woodland. The main body of land is divided into a number of paddocks which are part post and railed. There are in total seven stable buildings to be found.

There are in total four entrances: The main one is accessed via attractive black iron gates which lead to a sweeping drive to the main house and to Pheasant Cottage. To the side the house there is a further driveway that serves Cider Press Cottage and up the lane is a driveway which leads to a five-bar gate giving access to additional parking, the paddocks and stabling.

Below the house, along the lane and over the bridge, is a right of access road. This serves a section of additional land that is owned by the property and includes a small, newly planted orchard. It also gives access to a Wessex Water processing plant which is very well shielded from both the house and the main body of land. There is also a permitted public footpath that runs along the track and then crosses over a small grass and wooded area.
