Landlord Fees

Fully Managed - 12% + VAT of monthly rent (14% inc. VAT) - subject to a minimum fee £115 + VAT - and a setup fee of £400.00 + VAT (£480.00 inc. VAT)

Let Only – One month rent inc. VAT

Additional Landlord Fees
  • Sale of property to tenant – 1.25% +VAT of net sale price
  • Breach of sole agency agreement/ landlord withdrawal fee - 50% of 1 month’s rent + VAT 
    To cover cost of photographs, floor plans, and marketing.

Tenant Fees

Security deposit – 5 weeks rent or 6 weeks rent (if rent is over £50,000 per annum or company let)

Holding Fee – Equivalent of 1 week’s rent

The above is non-refundable if (per tenancy) any relevant person should withdraw from the tenancy, fail a Right to Rent check, provide significant false or misleading information, or fails to sign their tenancy within the deadline provided by the agent. The holding fee will be credited towards the first month’s rent.

Additional Tenant Fees
  • Variation of contract/Change of Tenant - £80.00 + VAT (£96.00 inc. VAT) (per agreed variation, at tenants’ request).
  • Bank transfer to account outside UK – £20.00 + VAT (£24.00 inc. VAT) per transfer (at tenants’ request)
  • Late and unpaid rent payments – 3% above base rate of BoE per annum after 30 days
  • Loss/replacement of keys - as invoiced by the agent and payable to the account stipulated by the agent
  • Missed appointment - as invoiced by the agent and payable to the account stipulated by the agent
  • Emergency call-out - £200.00 + VAT (£240.00 inc. VAT)
